How is the guaranteed rent amount determined?
We analyze comparable rentals in your area, your property's features, and seasonal demand patterns. Our offer is typically 70-85% of the estimated market rate. You trade maximum potential income for guaranteed, hassle-free income with zero vacancy risk.
What happens if the tenant doesn't pay?
That's our problem, not yours. We pay you the guaranteed amount regardless of tenant payment status. We handle all collections, late fees, and - if necessary - eviction proceedings at our expense.
Who pays for maintenance and repairs?
Minor maintenance (under $100) is covered by us. For major repairs, we coordinate with vetted contractors and get your approval for expenses over $200. Emergency repairs are handled immediately to protect your property.
Can I use my property occasionally?
The standard agreement requires 12 months of exclusive use for guaranteed rent. However, we offer a 'Flex' option where you block out 2-4 weeks per year for personal use with a slightly reduced guarantee.
What if I want to sell the property?
You can sell at any time with 60 days notice. We can also help market the property to investor buyers who want a turn-key rental with existing cash flow. Some buyers specifically seek properties with guaranteed rent programs in place.
